• What’s the difference between a manufactured home, a mobile home, and a modular home?

    A manufactured home is a home constructed inside a factory according to strict code that must be adhered to per the National Manufactured Housing Construction and Safety Standards (HUD code) of July 15, 1976. A manufactured home is transportable in one or more sections, built on a permanent chassis, and is a home with or without a permanent foundation. Manufactured home titles must be transferred to the new owner as part of the transaction. Modular homes are factory-built and brought to the site in one or more sections. Unlike a manufactured home, which must adhere to the national HUD code, the modular home is regulated by the BOCA code. This is the same code site-built homes must adhere to, and they must be placed on a permanent foundation that meets local requirements. A mobile home is a factory-built home that was built before the July 1, 1976 HUD code came into effect. Mobile Home is a legal term for modern manufactured housing.

  • Can you move a home here?

    No. As part of our efforts to ensure the value of your home and the quality of your neighborhood remain high, there are strict internal quality control standards in place, and private home placements are not available at this time. However, we do offer a home customization program through our dealership, so we can help you create your own ideal home.

  • Do you allow pets?

    Yes, we allow one pet per household with management approval.

  • Will I own or lease the land?

    When you live here, you own your own home and lease the land it sits on from the landlord who owns the community.

  • What are the benefits to renting in a manufactured home community?

    Home at Alder Trails comes with all of our resort-style amenities, including a fitness center, a clubhouse, a dog park, and lots of green spaces.

  • Are my children and grandchildren able to visit?

    Yes, we allow younger relatives short-term visits in our community. If non-residents are using the amenities, they must be accompanied by a resident, and there are limits on the length of time non-residents are permitted to stay on-site. Please consult with the Property Manager for a full explanation.

  • Are background checks required?

    Yes, we require all residents living on our property to pass a background check.

  • Who manages the community?

    Our managers are on-site and live in the community.

  • Is there financing available for manufactured homes?

    Yes, we have lenders we can recommend to help you secure the right mortgage for you and your new home.

  • What upgrades are being planned?

    We are investing in Alder Trails to give our residents a state-of-the-art clubhouse, open lawn game areas, and a beautiful new pet park.
